Compare ways to sell, line by line
Compare responsibilities and contract questions instead of unsupported provider rankings or national price claims.
Choose a service model by the work it covers and the obligations it creates. These are categories, not price quotes. Individual providers may combine features. Ask for a written service list and a property-specific seller net sheet before comparing totals.
Select a column header to sort.
| Option | What to compare | Seller responsibility | Question before signing |
|---|---|---|---|
| Full-service listing | Marketing, showings, offer advice and coordination | Supply disclosures and approve decisions | What is excluded from the quoted compensation? |
| Limited-service listing | Precisely listed services and access arrangements | Tasks the agreement leaves to you | Who handles offers, deadlines and amendments? |
| Flat-fee listing service | Listing term, edits and separately billed services | Unbundled transaction work | Is the flat fee the entire fee or only one component? |
| For sale by owner | Marketing, legal support and settlement services | Arrange the sale and professional help | Which state forms and disclosure duties apply? |
| Direct buyer offer | Net price, fees, deductions and inspection rights | Verify buyer and review terms | Can the price or deductions change after inspection? |
| Auction | Auction terms, reserve and fee allocation | Understand marketing and sale conditions | What is owed if the property does not sell? |
A fee label does not tell you the total cost. Compare the same sale-price assumption and account separately for debt repayment, buyer credits and local settlement charges. Connecticut Department of Consumer Protection explains that commissions are negotiable; its agency details are Connecticut-specific. Consult your state licensing authority and a local attorney for your agreement.
